Redondo Beach Real Estate Recap for 2020

What a year it was for the Redondo Beach real estate market.  There were 829 on MLS home and property sales compared with 861 in 2019.  The median sales price was a very impressive $1,250,000.  The homes only averaged 29 days on market before selling and the average price per foot was up quite a bit from 2019 to $651 a foot in 2020.

The Highest Priced Home Sale in Redondo Beach During 2020

The highest priced home sale in all of Redondo Beach during 2020 was a< beachfront estate that sold at $9,975,000. 717 Esplanade offered an incredible location with an estate style layout. Originally listed in 2013 at $14,250,000, the home had years of price reductions and realtor changes. It’s a spectacular house and there’s just not much, if anything, like it…but the reality was it was priced way too high for Redondo Beach. After years of price reductions the one that finally worked was a price of $9,975,000 back in July of 2019. It took a while but it went into escrow in January 2020 and closed in February. The home offered 4 bedrooms, 6 1/2 baths and an incredible 7,000+ square feet.  The sales price was $9,675,000.

Redondo Beach Home Sales and Property Prices in December

What a month it was for home sales in Redondo Beach.  Homes that closed in December sold well over their asking price once again.

It was another big month for home sales and home prices in Redondo Beach during the month of December. It was far from a slow market around the holidays with 74 on market home sales. The median “list” or asking price of the homes that sold was $1,290,000 with the median “sold” price was $1,310,000 meaning that homes generally sold well over their asking prices. It was definitely a seller’s market. The average price per square foot was $742.56.

By the Numbers – Redondo Home Sales and Housing Prices in March

Keep current with the redondo beach real estate market

Home sales were a bit slower in March with only 57 home sales in March, but the prices and numbers were very impressive. 

The median list price for homes that sold was $1,149,000 with a median sold price of $1,130,000 which is a considerable number and shows that it was still a seller’s market.

March sales were not really impacted by the covid 19 challenges so it’s likely we’ll see a fairly significant slowdown in the next few months.

The average price per foot was $611.00, median days on market was 59, and average days on market was a pretty incredible 13 days before going into escrow.

February 2020 Real Estate Update for Redondo Beach

February was a very slow month for closed home sales in Redondo Beach with only 44 homes sold during the month.   The number of homes for sale has been slowly dropping since last summer with a peak of 98 home sales in June.  The 44 home sales in February is the fewest home sales in a month over the past 18 months other than December which is usually the low point for the year. Prices continued to be very strong with a median list prices of $1,199,000 and a median sales price of $1,182,000 indicating good market for Redondo Beach home sellers.  Average price per foot for sold homes in Redondo Beach was $714.  Average days on market was only 55 which is another indication of a strong sellers market.    See the Redondo Beach real estate stats for the past 15 months below.
