November sees 43 closed sales in Redondo Beach

Average Sold Home Price of $1,705,178

Let’s take a look at the real estate market in Redondo Beach last month.

Things slowed a bit with 43 sold homes in November compared with 55 in October.

List prices averaged $1,720,067 with the average sold price at $1,692,279 which was a slight drop from $1,705,178.  

Homes that sold averaged an impressive $904 per square foot with days on market, or DOM at 66 days before going pending.

There were 22 home sales  in north Redondo Beach in the 90278 zip with an average price of $1,529,532.

15 were in south Redondo Beach or 90277 at an average price of $1,774,067.  The remainder were home sales in the Hollywood Riviera with a Redondo Beach zip but actually in the city of Torrance.

48 Closed home sales in Redondo Beach last month

Average Sold Home Price of $1,506,876 in September

Welcome to the Redondo Beach real estate report for September 2024.

There were 48 home, townhome and condo sales in Redondo Beach last month which was a minor decrease from the previous few months.

The average “listing” price for the homes that sold was an impressive $1,503,339 with the average sold price at $1,506,876 which was a slight drop from the $1,514,501 average in August.  Homes generally sold at or above full price and it is still a “sellers” market.

Homes averaged $895 which was very similar to August and slightly down from July.  Homes averaged 34 days on market before going into escrow.

The highest price of the month was $2,515,000 for a single family home in the TRW tract of Redondo Beach located at 2420 Sebald Ave.

April A Big Month for Home Sales in Redondo Beach

Highest number of closed sales since June 2022

70 Sold Homes at a $1,767,000 average price

So much for a slow down.  April was a great month for real estate and home sales in Redondo Beach with the highest number of home sales since summer of 2022.

It was a fantastic month both in terms of the number of homes that sold and the prices that they closed at.  There were 70 homes that closed escrow during the month compared with  30 in March. 

The average list price was $1,745,698 with the average sold price at $1,766,921 which was a significant number in Redondo Beach.    

 

The highest priced home sale in Redondo was 1800 Esplanade Unit#A.  It was listed for $3,000,000 and sold for almost $1.0M over at $3,965,000.

Redondo Beach real estate recap for March 2024

30 Homes sell during the month

March 2024 was both a good and slower month for real estate in Redondo Beach.  The slower part was the number of closed escrows in March….the good was very good with an average sold price of over $1,750,000.

There were only 30 on market home sales and closed escrows during March which was a bit of a drop from the 38 in February, but up from the 26 in January….which was very slow.

The average asking price was $1,748,619 with the average sold price at  $1,765,828 which was a big jump from $1,598,789 in March, and $1,565,843 in January.

Homes averaged $942 per square foot which was down slightly from March.  

The median days on market was a very brief 10 but average days on market for the homes that sold was a relatively lengthy 47.

Home sales in Redondo By the Numbers

Welcome to the 2023 yearly recap for home sales and home prices in Redondo Beach.

2023 saw  home sales in Redondo  with a total of 565 homes selling during the year. The lower number of sales was not due to a lack of demand, but a lack of inventory as there were fewer listings than in years past. 

That said prices were impressive and the number of homes sold still made for a solid year.

The highest priced home sale in south Redondo (not including the Hollywood Riviera that saw the oceanfront home at 417 Paseo De La Playa sell for $17,500,000) was another oceanfront home at 709 Esplanade that sold for $10,825,000 in August…..which happens to be back for sale just months later at $11,900,000.  See the active listing for 709 Esplanade Redondo Beach, CA. The highest priced home that sold in north Redondo was a new construction single family home at 2403 Ralston Lane, Redondo Beach, CA 90278 that sold for $3,950,000 back in September.

It was a another slower month for the Redondo Beach real estate market with only 44  sold homes….but the sales prices remained very impressive.

The average “asking” price was an impressive $1,514,040 with the average sold price at $1,475,977 which was quite a bit lower than the averag price $1,512,320 in October.

Homes averages $814 a square foot and averaged a very brief 44 days on market before going into pending status.
