This is a ground floor 1 bedroom 1 bath condo with approximately 669 square feet. The listing description states that it’s been extensively remodeled and updgraded with new kitchen and bath, new flooring and more, but it’s tough to know as there are currently (as of this writing) no interior photos of the home. Hopefully that will be updated shortly.
We’ve always liked the value of Brookside Village as it’s close to the beach and Riviera Village and far more affordable than anything else in south Redondo. It has some resort style features and amenities including tennis courts, gym, water features and multiple pools.

September 2022 home sales continued to slow in Redondo Beach real estate with 52 closed home sales during the month. While the number of sold homes was down, the average prices were definitely not.
The average “asking” price for the homes that sold was $1,581,037 while the average sales price was an impressive $1,570,616.
$829 was the average price per square foot and 28 days was the average time on market before going into escrow.

May 2022 Real Estate Market Report – Redondo Beach Home Sales
With only 60 homes selling in May it was a down month but home prices were anything but down.
The average “list” price was a pretty massive $1,567,867 with the average sold price at $1,685,169 meaning that, in general, homes sold pretty dramatically over the original list price.
The average price per foot was $935 and homes only averaged 11 days on market before going into pending status.
The average “list” or asking price for the homes that closed escrow during April was $1,474,590 with the average sold price at $1,611,603 meaning that, in general, it is definitely a sellers market and homes sold DRAMATICALLY higher than the list price.list
The combination of oceanfront location, huge 1.4 acre (we don’t generally talk in acres in the South Bay) lot that extends to the sand below and two homes makes this incredible legacy property impossible to duplicate.
The property actually consists of two separate homes….the main home with 5 bedrooms and 8 total baths, and the smaller “guest” home with 5 bedrooms and 7 total baths. Both homes are high on the bluff with unbeatable and unblockable ocean, PV and coastline views. The properties have stairs down to the beach below which is also a challenge to duplicate due to very restrictive California Coastal Commision restrictions.
The property was previously for sale back in 2020 and 2021 first at $27.0M and then at $23M but never sold. They also tried to sell the properties separately.
The brand new construction luxury home at 2317 is definitely going to show us. What a house…..what a price.
There have been a number of newer construction resale homes recently listing and selling close to $3M and now up from there and those are on much smaller lots.
One recent sale at 2306 Robinson was listed at $2,800,000 and sold at $3,010,000.
While this was one of the nicest homes we had ever seen in North Redondo Beach 90278, this price tag is going to really indicate just where the Redondo Beach real estate market can go. With a 7,500 foot lot on Ralston you get a big home and still plenty of backyard…..enough for a yard and a pool and spa. Like most new construction in the beach cities, the home has a “coastal plantation” look and feel with a very open layout and lots of white making for a bright and open feel. No doubt this home will sell as it’s beautiful….just a question of whether the north Redondo Beach real estate market will support this price and maybe even more.

This was an absolutely beautiful coastal plantation style single family home located at 2306 Robinson in north Redondo Beach. The house was built in 2018 and the previous owners had done a number of upgrades including an amazing teak deck and jacuzzi,home automation and more.

Let’s take a a look at all of the Redondo Beach homes that sold in March of 22.
The real estate market in Redondo Beach improved considerably with 74 on MLS homes closing escrow during the month, compared to the 37 homes that closed escrow in February.
This was somewhat of a surprise but the highest priced home sale of March in the Hollywood Riviera was a front unit townhome. Home prices of $3.0M+ are still fairly rare in the Hollywood Riviera but especially for a townhome that’s not close to ocean front or close to it.
1903 Camino De La Costa was a very high end luxury townhome in a nice location….. just a block to the shopping and dining of Riviera Village and only a few blocks to the beach, but regardless of the location…..this was a HUGE number for a townhome not on the Eplanade or Paseo De La Playa. The home offered 4 bedrooms plus an office with high end finishes throughout. There was not view from the interior but did have an ocean view roof top deck. The home sold before it hit the market and closed at a pretty amazing $3.2M.
